Flat Roof Replacement & Transformation

This project started as a failing tar roof and ended as a rooftop ready for a deck, garden, and railings. Getting there took some problem-solving and we love the challenge.

THE CHALLENGE

The homeowners had an aging tar roof that was actively leaking and required shoveling every winter to protect the structure. It was due for a replacement, but more importantly, they had a vision of a beautiful outdoor space that they could use all summer long.

ON SITE DISCOVERY

After we stripped the old roof off, the team discovered the roof was sloped in the wrong direction. Often a challenge with older flat roofs where we aren’t always sure where in the system the sloping was set, because it’s not something you can see until you’ve dug in. In this case, the sloping was installed on the trusses. This is where our experienced project manager and team came in.

WHAT WE DID

We stopped and assessed the existing structure. The team re-leveled the entire roof before installing the new tapered insulation system. On top of that we added curbs to accept future railings and a comprehensive drainage system to move water off the roof quickly. All encased by a well installed EPDM membrane to seal it all together for max protection.

THE RESULT

No more leaks and a roof that's now ready to support the homeowner’s vision of a rooftop deck, garden, and railing system. What used to be a liability is now a usable outdoor space the owners can enjoy for years to come.

Why Does My Roofer Keep Talking About Ventilation

Why do I have persistent Ice dams? Why does my roof look older than it should? Why is there mold in my attic? Why does the inside of my attic have frost in the winter? WHY DOES MY ROOFER KEEP TALKING ABOUT VENTILATION?

Hopefully this article can start answering these questions. Proper ventilation in your attic is crucial to your roof, your attic, and your living space. Let’s dive into what I am talking about, but I’ll start by saying, ventilation is a large topic with a lot of aspects to discuss, I expect I’ll be writing a lot more articles on this topic, so this one will go over just the basics.

A little bit of history to open the topic. I live in the Northeast of the United States. So many of the homes built here are old. Like, really old in some cases. These homes were built before things like ventilation and insulation were understood, and the technology was inadequate. Not only that, but homes are increasingly becoming air tight as we continue to emphasize a more energy efficient building code. The result is that homes do not vent naturally anymore, leaving deliberate ventilation solutions increasingly important.

As our understanding has grown, and our homes have become more efficient, attic ventilation science has become increasingly necessary and increasingly prescriptive. The international building code now has specifications for ventilation, which we will save for another article.

Side note: If your home was built in the last thirty years, you probably have good ventilation, but, I have seen homes built in 2010’s that lack proper airflow…so don’t take it for granted!

Ok, seriously though, why do I need ventilation?

I’m so glad you asked me. Your attic space is subject to elevated levels of warming all year around. The sun is the biggest factor affecting the temperature of the attic. All day long, the roof absorbs heat. Yeah, so what? Well, in Summer, that means that while your shingles are being cooked from the outside from the sun, they are also being cooked on the inside from the attic. They’re like a

pizza in an oven. Heating the shingles from both sides can do many things. You may notice blistering of the shingles, like the cheese of a pizza that's still in the oven. The super-heated shingles will become soft and malleable, causing them to start to melt away from the nails holding them in. It’s not just the shingles that are affected, the glues in the plywood roof deck start to “delaminate” a.k.a pull apart. From the outside this might look like a strange dip or hump in the roof. The plywood can also warp and deform, causing a similar issue. It’s not just the heat, but the constant fluctuations between hot days and cool nights. This causes frequent and unyielding expansion and contraction of the shingles, causing further breakdown of the materials.

In Winter, moisture in your attic that floats around the warm air during the day will condense in the overnight cold, forming a white frost on the underside of the deck and forming icicles on the roof nails. That moisture buildup can also lead to organic growth like mold spores. The constant moisture residing on the deck will slowly breakdown the integrity of the deck itself, compounding the issues with warping and delamination.

Long story short, the shingles, the deck and the roof system will not last as long without proper ventilation. In fact, all shingle manufacturers require proper ventilation to get the full warranty. (as a side note, if a roofer is discussing a manufacturer's warranty with you, but does not mention ventilation, this should raise a red flag! You may not be getting a voided warranty on day ONE!). In addition to the shortened life span of your roof, you’re also looking at a heat and moisture trap. I also mentioned Ice dams above. If you found this article in the winter of 2026…yeah, I feel ya. It was bad this year. If you’ve done a little homework, you probably know by now that warm air in your attic will melt the snow on your roof, causing it drip down to the bottom. Since warm air rises, the lower part of your roof is likely still cold, so the water freezes there. Once an ice dam starts to form, it will trap even more water dripping down and grow rapidly in size. We all know from grade school that water expands when it freezes, so that ice is going start working it’s way into any opening it can find, even uphill! It will pull apart shingles, get under flashing, siding, fascia, soffits, you name it, ice can get there. Once it’s in, you won’t know it until the next warm or sunny day when it thaws and starts dripping in your house. Through a light fixture, down the walls, cracks in the ceiling, chimneys…anywhere. How does ventilation help with this? It’s simple, keep the attic as cool as possible. Don’t let the snow melt. The best roofs in the winter will have an even, deep layer of snow long after the others in the neighborhood. (small caveat to that statement, some south-facing facets can still melt on a good roof , but hopefully will not freeze at the bottom since the melting is coming uniformly from the sun and not from the upper parts of the attic).

What does good ventilation look like?

Good ventilation has intake and exhaust. The best ventilation will have the intake air coming in from the lowest part of the roof and exhausting from the highest point. The top and bottom should be balanced, in other words, equal amounts of intake and exhaust. Ideally, ventilation should be continuous and passive. What I mean by continuous is a long uniform intake along the bottom and the same on top, like a ridge vent. A non-continuous ventilation solution would be circle or square vents on the underside of an overhang and “box” or “mushroom” shaped vents along the top.

Although powered fans are great for moving large volumes of air through the attic, the introduce mechanical parts that are subject to wear. Passive is best; think of it as a set- it-and-forget-it solution. We could talk about the various ventilation types in depth, but I will save that for another article. Some home styles will find it challenging to have an adequate ridge line for a ridge-style vent. Others may struggle to get enough intakes. I’ll cover all that at another point.

As a final thought, many people have experienced noticeable improvements to the comfort of their homes, especially on upper floors after attic ventilation is installed. Think about it, if the attic is over 100 degrees in the summer, even the best insulation has a tough battle to keep the top floor at a comfortable temperature. If you have an HVAC system, it will be working overtime to keep that floor cool.

What is High Nailing?

Have you ever had a roofer tell you your roof was installed incorrectly? Have you ever had a shingle fall off your roof, but your roof is less than 15 years old? How can a roof be installed incorrectly, and how can a roofer determine that?

To answer that, let's talk first about how a shingle is created. Modern architectural shingles (shown here),

are made of two fiberglass mats laminated together. You can check out this article here to learn more details about what goes into a shingle, but for now, you just need to know that an architectural shingle is made of two pieces, laminated together along a horizontal line. This line is at the midpoint. Here is a side view of a shingle showing that overlap.

Ok, so why is this important?

This laminated seam is the strongest part of the shingle. Manufacturers designate this area as the “Nail Zone” and recommend that all nails be driven through it. The nail zone is clearly marked by a visible line on every shingle. To ensure proper roof strength and maintain your manufacturer’s warranty, nails must be installed along this strip.

Here is an example of a shingle that was not properly installed. I marked a line in white showing the nail zone. I circled the actual nail locations in red. This is a real example of a shingle that fell off a roof. You can see that the nails clearly missed the mark.

Ok, so I hired a professional roofer and spent a ton of money. What the heck happened?

Great question. The short answer? It depends.

If the problem is widespread—say, more than half the roof—then it’s a sign the roofer didn’t prioritize training or quality. In some cases, they may have hired a crew without proper vetting and failed to supervise the job. If the issue is limited to a small section, it usually points to a lack of training for one individual worker. There’s also a third possibility: environmental and human factors. Extreme heat, exhaustion, or a crew rushing to finish before the day ends can all lead to mistakes.

This shouldn’t surprise you—it gets extremely hot on a roof in summer. The surface temperature can easily exceed 150°F, which is like working inside a sauna all day! Add direct sun exposure, and you’ve got a tough environment. Now consider the pace: most roofing jobs start early and aim to finish the same day. Crews work long hours, day after day, in these conditions. Shingles are heavy, tools are heavy, and fatigue sets in quickly. Under those circumstances, mistakes happen. That’s why you might see a few shingles nailed incorrectly—sometimes just one or two scattered around the roof, or a small section where nails missed the mark.

So, what can I do about it?

That’s a great question. The truth is, the damage is already done—and hopefully your roof is sealed tight. A full-scale investigation isn’t practical because it would mean breaking the seal between shingles, which could weaken the roof even more. Instead, a roofer can start with a spot check in different areas to assess quality. Based on what they find, they might recommend adding nails and resealing, or replacing a small section. If the problem is severe, a full replacement may be necessary. In general, a high-nailed roof isn’t guaranteed to fail, but it does increase the risk. Factors like roof pitch, local wind speeds, and snow accumulation can make failure happen sooner, so keep that in mind before making any big decisions.

For your next roof, choose a roofer who values transparency and quality. Look for someone who explains their installation process, provides training for their crew, and supervises the job on-site. A well-established company will also have the flexibility to extend the project into an extra day if needed to ensure proper installation. If the sun is setting, the heat is extreme, or you notice quality and safety slipping, speak up. A good company will listen and adjust. I hope you don’t need a roof for a very long time! On average, most homeowners replace only one roof in their lifetimes.

Good catch. It’s actually not better or worse. Those nail holes are from the shingle that was installed above that shingle. The nailing strip of the overlapping shingle will cover the top part of the shingle below it.

What is an Asphalt Shingle Made of

Have you ever wondered what an asphalt shingle is actually made of? No? Come on, just play along for a moment. You might be surprised by how helpful this is, especially when you’re talking to a roofer or trying to make decisions for your own home project. Who knows, maybe you’ll become a roofing expert one day! (Okay… probably not. But you will feel a lot more confident after this.)

Let’s take a quick look at what goes into a typical architectural asphalt shingle. Each layer plays an important role:

A fiberglass mat
An asphalt coating
Protective granules
A sealant strip

Now let’s break it down in a way that actually makes sense.

1. The Core: Fiberglass Mat

At the heart of the shingle is the fiberglass mat—the foundation everything else attaches to. Think of it like the shingle’s skeleton. It gives the shingle its shape, strength, and flexibility so it can handle wind, movement, and the changing seasons.

But while the fiberglass mat is strong, it can’t stop water on its own. That brings us to the next, and arguably most important, layer.

2. The Waterproofing: Asphalt Coating

The fiberglass mat is coated with asphalt on both sides, creating a sort of asphalt “sandwich.” This is the true workhorse of the shingle. Asphalt delivers the waterproofing, protects against hail and debris, and holds everything else together.

If the fiberglass is the skeleton, asphalt is the muscle.

The only downside? Asphalt ages. Sunlight (especially UV rays) slowly breaks down the chemical binders, and daily temperature swings cause expansion and contraction. Over time, that leads to cracking. Fortunately, the next layer helps protect it.

3. UV Protection & Color: Granules

Those colorful little granules on the surface aren’t just for looks. They’re crushed stone coated with ceramic pigments, and they act like sunscreen for the asphalt underneath. They absorb and deflect UV rays, dramatically slowing down the aging process.

As a bonus, they give shingles their color. If you’ve ever cleaned your gutters and noticed those little rocks collecting at the bottom, those are the granules doing their thing.

4. The Sealant Strip

On the underside of each shingle is a small strip of black sealant. It may look insignificant, but it’s one of the most important parts of the system. Once installed and warmed by the sun, this strip bonds the shingles together, helps seal the nails below, and creates a watertight, wind‑resistant layer.

5. How the Shingle Is Formed

An architectural shingle isn’t just one piece—it’s actually two pieces laminated together. The top portion includes the “dragon’s teeth” (those cutout shapes you see from the ground), plus an unseen upper section. This forms most of the visible shingle.

Attached behind that is the lower portion, which adds thickness, dimension, and strength. Together, these pieces create a heavier, more robust shingle than the old 3‑tab style. During manufacturing, high heat fuses the two sections together. This lamination creates a strong bond and gives the final product that thicker, dimensional look that homeowners prefer today.

6. Why Architectural Shingles Win

The result is a shingle that’s heavier, tougher, and far more wind‑resistant than the classic 3‑tab shingles. In fact, 3‑tabs are so outdated that many Northeast suppliers barely carry them anymore—and even when they do, you’ll only find a couple of color options.

Some people still ask about 3‑tabs because they assume they’re cheaper. But that’s mostly a myth. Since manufacturers hardly produce them, the cost gap has become surprisingly small. Almost every plant now focuses on architectural shingles because they last longer, look better, and use more advanced materials.

I want to share my story, not only to highlight my personal experience but also to show other women that construction is a viable and exciting career path—for all of us.

From Engineering to Construction Project Management

My career didn't start in construction; it began in engineering. Even then, I was navigating a male-dominated space, but I always found joy in solving complex problems and creating tangible results. A few years in, I transitioned into construction and began working as a project management consultant, primarily representing large-scale pharmaceutical project builds on the owner's side.

It was in this role that I saw just how much impact careful planning and execution could have on a structure and its function. It was challenging and filled with opportunities to learn—not just about construction but also about leadership and collaboration.
